The client sought to optimise their real estate portfolio, analysing leased, owned, and granted properties across various sectors. They aimed to identify performing and non-performing assets, recommend improvements, and establish a comprehensive asset management model focusing on profitability, asset integrity, efficiency, performance, and personnel.
Our Solution/Recommendations
Cavendish Maxwell was appointed to undertake asset management services, during which we conducted the following activities:
- Assessed the current performance of assets within the client’s real estate portfolio, including lease rates, leasing strategy, and tenant mix, to identify performing and non-performing assets.
- Developed SWOT analyses to assess the overall strengths and weaknesses of each real estate component.
- Identified comparable developments for each real estate component to gain a greater understanding of the dynamics required to establish successful developments.
- Provided benchmark processes and practices of organisations in the same industry related to asset management practices internationally and within the region.
- Provided recommendations for improved group-wide real estate management and leasing strategies based on performance assessment, market analysis, and the introduction of property KPIs, aiming for cost efficiencies and operational enhancements.
- Proposed a comprehensive asset management model inclusive of an implementation plan.
