Reinstatement Cost Assessments

Accurate reinstatement costs to ensure a suitable level of insurance coverage.

Accurate reinstatement cost assessments ensure that an appropriate level of insurance coverage is in place for buildings and assets, whilst also avoiding over-insuring which could lead to inflated insurance premiums.

Our team provides independent, professional advice to help owners, occupiers, investors and insurers determine the cost to reinstate a property in the event of substantial damage or destruction.

A Reinstatement Cost Assessment (RCA) is prepared on the basis of a “day one reinstatement” and considers the full cost of reconstructing a building. This includes demolition, debris removal, professional fees and compliance with current building regulations. An RCA is not the same as market value or purchase price and relying on outdated or inaccurate figures can result in underinsurance or excessive premiums.

At Cavendish Maxwell, we deliver reinstatement cost assessments across a broad range of asset types, from residential and commercial buildings to industrial facilities, hospitality assets, healthcare properties and mixed-use developments.

Our Approach

Our Built Asset Consulting team combines regional market knowledge with technical expertise to provide accurate and reliable assessments. We inspect the property, review available drawings, documentation and specifications and undertake check measurements to verify the accuracy of the information provided. We also assess the property’s construction type, quality, age, use and associated site considerations.

Each assessment typically includes:

  • Building reinstatement costs
  • Demolition and site clearance costs
  • Professional fees
  • Allowances for inflation, where required
  • Consideration of costs for statutory approvals and utility reconnections

We advise on single assets, property portfolios and complex sites across the UAE, Saudi Arabia, Kuwait, Oman and the wider region.
